For the Landlord, we can prepare the Agreement and ensure that it is entered into in compliance with the many statutory requirements that now go along with putting in place a residential tenancy. This is particularly important if it is to be an Assured Shorthold Tenancy and the Landlord wishes to rely on the mandatory ground for possession.
We can also serve the notice to obtain possession and act in proceedings to recover possession.
We are also Agents of the My Deposit Statutory Protection Scheme and can place the Tenant’s deposit on one of the statutory schemes and serve the relevant prescribed notices.
If acting for the Tenant, we can provide advice on the terms of the Tenancy Agreement, their rights as a Tenant, and general considerations such as the need for a break clause if appropriate to their circumstances.
We are happy to discuss costs with you, however our fee earners hourly rate is £198.00 per hour plus VAT. Most work will be undertaken on the basis of an hourly rate unless a fixed fee is agreed.
